Broker opens (which often run 11am-1pm) typically come in at $750-$950. Custom branding adds $100-$300 depending on volume. Some agents split the cost across listings; we offer multi-listing packages too.

Can you brand cups with the listing or my contact info?

Yes. We offer custom-printed cups with your photo, name, phone, brokerage logo, and a QR code linking to the listing or your site. For agents who do open houses regularly, we also offer reusable branded cup designs that work across multiple listings — pay for the design once, use it for the year.

Does the coffee smell affect the showing?

Espresso aroma is a known real-estate hack — buyers associate it with warmth, comfort, and home. We've never had an agent ask us to leave because of the scent. We do recommend setting up the cart in the kitchen, garage, or front porch to keep the espresso machine away from any sensitive parts of the showing flow.

Where can you set up?

Anywhere with a flat surface and a power outlet within 50 feet — kitchens, garages, covered patios, front yards, driveways. For luxury listings we typically set up in the kitchen or great room as a hospitality station. For broker opens, we often set up in the garage or front porch to keep traffic flowing through the home.

Can you serve at multiple listings on the same day?

Sometimes, yes. If listings are within ~15 miles of each other and the timing works, we can do a morning broker open at one listing and an afternoon open house at another. Multi-listing days are quoted as a package. Tell us your schedule and we'll see what fits.

What if it's outdoors and it rains?

We bring our own pop-up canopy if needed and can set up under existing porches, awnings, or garages. In severe weather we move inside the home if possible. We don't cancel for rain — we adapt.

How early should I book?

For luxury listings with custom branding, book 4-6 weeks ahead. For standard broker opens or open houses without branding, 1-2 weeks is usually enough — we keep some short-notice availability. Same-week is sometimes possible; just ask.
